$1,100,000
Calling all developers, builders & investors! Rare opportunity to buy a prime 1.8 acre property, zoned R10, with loads of potential, conveniently situated on Boones Ferry Rd. Near shopping, downtown Lake Oswego, Tryon Creek, Lewis & Clark, OHSU, I-5, Hwy 217, downtown Portland, and on the TriMet #38 busline. When walking the property, which was once part of a farm, you would never guess how close you are to the city and services. This is a stellar location for high-end townhomes, condos, rowhouses, courtyard community, or maybe just one fabulous estate. Buyer to confirm with city that up to 16 units can be built under Planned Development standards. Value is in the lot, home is a fixer, with water, electric and septic. A sewer line was installed for the adjacent newer development on SW 18th, (buyer to verify ability to connect to the line.) There are plenty of trees that border the lot for privacy from the road and neighbors. Currently, there is a barn with 3 bays for equipment/cars, attached to a small studio space, as well as a workshop close by. Workshop has electric running to it. The home has a dirt floor basement/crawlspace that houses a 30-foot well that is not currently being used. Buyer to do all their due diligence. Property shown by appointment only, Seller is still using some of the structures. Do not drive onto property without an appointment. Will go live on Sept 10.
