I’m Michael Smira, a Portland-born broker who has been selling homes across the Portland metro, including Beaverton and Washington County, since 2012. To me, Beaverton is the metro’s great all-rounder: a large, diverse city about seven miles west of downtown Portland, built on tech jobs, school choice, parks and genuine value.
It’s also big and varied, which is both its strength and the thing to understand. Much of what people call “Beaverton” is actually unincorporated Washington County, with the same mailing address and often the same schools. I help buyers sort out which area, school feeder and jurisdiction truly fits.
As of October 2026, live MLS data shows about 575 active Beaverton listings across houses, condos and townhomes, with an average asking price near $553,000 (about $300 per square foot). Narrowed to single-family homes, there are roughly 360 on the market, averaging about $677,000 and 2,200 square feet, or about $320 per square foot. Asking prices run from around $125,000 to about $6 million.
Because the city spans everything from condos and attainable Aloha homes to upscale Cedar Mill and new Cooper Mountain construction, a single average hides very different sub-markets. For a current, address-specific read, ask me for a CMA.
Beaverton covers the city itself plus a ring of desirable unincorporated communities that share its name and schools. A quick orientation:
For the full rundown, read Michael’s Guide to Beaverton.
The Beaverton School District is one of Oregon’s largest, with six high schools (Sunset, Westview, Mountainside, Southridge, Beaverton and Aloha) plus option programs such as the International School of Beaverton and the Arts & Communication Magnet Academy. Feeders vary by address, so always confirm the assigned schools with the district.
Downtown Portland is generally a 15–25 minute drive via Highway 26, and MAX light rail (Blue and Red lines) and WES commuter rail run through the Beaverton Transit Center. Nike’s world headquarters is just outside the city, with Intel’s campuses next door in Hillsboro.
Three forces explain most pricing here: schools and feeders, proximity to jobs and transit, and new versus established homes. Add the THPRD park and trail system and relative affordability, and demand stays broad.
Strong outcomes come from correct pricing from day one, thoughtful preparation, and marketing that reaches qualified buyers, including the metro’s large pool of relocating tech professionals. I price from current, verified comparables matched to your micro-market and school feeder. Get your Beaverton home value.
