Lake Oswego sits about eight miles south of downtown Portland, built around private Oswego Lake. It pairs a wooded, hilly setting with a walkable lakeside downtown, the Lake Oswego School District, and a 15–30 minute commute to the city. Roughly 40,000 people live here across about 11 square miles, in two ZIP codes: 97034 on the east side of Highway 43 and 97035 on the west.
It suits families drawn by the schools and safety, professionals who want Portland access without Portland density, downsizers who want walkability, and luxury and lake buyers. I have sold homes across Lake Oswego’s neighborhoods and price tiers since 2012, from First Addition bungalows and mid-century renovations to lakefront and new construction, and I’m candid about where a nearby community might fit you better.
As of October 2026, live MLS data shows about 295 active houses, condos and townhomes in Lake Oswego, with an average list price around $1.46M and about $470 per square foot. Asking prices run from roughly $165,000 to about $6.7M. Single-family homes alone number about 200, averaging around $1.84M and about $500 per square foot.
Recent sales tell a different story than asking prices: the median sale price is near $944,000 at about $389 per square foot, with a median of about 34 days on market (RMLS, October 2026). Street-level pricing varies widely by neighborhood, school area and lake rights, so a headline number only goes so far. For a specific home, ask me for a current comparative market analysis (CMA).
Lake Oswego has 26 distinct neighborhoods, which I group into three price tiers:
For a neighborhood-by-neighborhood breakdown, see the Lake Oswego Neighborhoods FAQ or Michael’s Guide to Lake Oswego.
Oswego Lake is privately managed by the Lake Oswego Corporation; it is not a public lake. Access comes through lakefront ownership, deeded easements held by certain properties and streets, or swim-park districts such as the Lake Grove Swim Park. Rights vary parcel by parcel, so two homes on the same block can differ. I verify the exact lake rights for any address before you get attached.
The Lake Oswego School District is consistently ranked among Oregon’s top-performing districts, with two high schools: Lake Oswego High (generally the east side) and Lakeridge High (generally the west side). Attendance boundaries can split streets, so confirm the schools for a specific address with LOSD. Schools, the lake and limited supply explain most of the city’s pricing. Lakefront ownership carries the biggest premium, easement access adds value over an identical off-lake home, and because the city is largely built out, steady demand meets thin inventory.
Strong results come from correct pricing from day one, thoughtful preparation, and marketing that reaches qualified buyers. In the broad middle, well-priced homes in good school areas can draw competing offers quickly; at the luxury and lakefront end the buyer pool is smaller and overpricing gets punished. I pair professional photography and film, editorial marketing and targeted digital advertising with pricing from current, verified comparables.
