I was born in Portland, and in 15 years of selling real estate here, few places have held my attention like Dunthorpe. It is a small, unincorporated enclave just north of Lake Oswego, with a Portland address in ZIP 97219, set on the wooded slope above the Willamette River. There is no town center and no commercial strip — just large estate lots, an old tree canopy, and a quiet that is very much by design.
Dunthorpe suits buyers who want privacy, room and seclusion close to the city: estate buyers, families drawn to the Riverdale district, and anyone who would rather hear leaves underfoot than traffic. I currently represent 1545 S Mary Failing Ct, a reimagined 1960 mid-century in the neighborhood, and I publish Living Dunthorpe magazine, so I spend a great deal of time on these lanes.
As of October 2026, the map search below shows 31 active listings in and around Dunthorpe, including a few land parcels. The average asking price is roughly $2.1 million, at about $510 per square foot, with list prices ranging from about $450,000 to just under $5 million. Typical homes run four to five bedrooms and well over 4,000 square feet. Live MLS figures change daily; ask me for a current read on any specific home.
Luxury pricing here is precise. As I reported in the magazine, Dunthorpe homes priced right have sold in a median of 15 days at about 99% of asking. Above $3 million, overpricing is punished: those homes sat a median of 216 days and closed around 90% of their original price. Precision from day one beats testing a high number and grinding down.
Much of what makes Dunthorpe special is quiet. The lots are generous, the canopy is old, and the river is never far. In autumn the big-leaf maples along Military Road go gold almost overnight, and on a clear morning you can walk the lanes below Palatine Hill and hear almost nothing at all.
Community life centers on Riverdale; on Friday nights the whole neighborhood turns out under the lights. The housing stock is varied, from early twentieth-century estates to mid-century post-and-beam homes and new construction, many set among mature landscaping and gardens.
Dunthorpe and Lake Oswego sit side by side, but they live very differently. Dunthorpe is a small enclave of large wooded estate lots served by the Riverdale district: private, prestigious, and without a downtown. Lake Oswego is a full city with the lake, a walkable downtown, LOSD schools, and a much wider range of neighborhoods and price points.
Dunthorpe suits estate buyers who want acreage and seclusion; Lake Oswego suits those who want amenities, schools and community. I sell in both and am always candid about which fits your goals. Explore my Lake Oswego guide and Portland guide for more.
A Dunthorpe home deserves more than a single flyer. I give each home I represent a full editorial campaign: professional photography and film, story-driven listing pages, targeted digital advertising across Google, Instagram and Facebook, and a custom property magazine. Living Dunthorpe magazine is the example: one remarkable home, presented room by room, alongside a grounded local market report.
Pair that with precise pricing grounded in current, verified comparables and calm, discreet negotiation, and you give your home the best chance at a faster sale and the strongest price. Curious where yours stands? Get your Dunthorpe home value.
